The Comparable Market Analysis for Buyers decision file
What would have to be true for comparable market analysis for buyers to improve the purchase?
A buyer-side comparative market analysis for Prosper homes using recent sales, current competition, condition, location, lot, and market direction. The useful question is not whether the service sounds helpful. It is which decision, number, document, or deadline becomes clearer because of it.
Analysis should expose assumptions instead of hiding them in one number. A buyer needs the source, date, adjustment, expense, and downside case behind a price or investment conclusion.
Pressure-test the decision before saying yes
- True comparables: Which recent sales match location, size, age, lot, condition, builder, and finish level?
- Adjustment logic: What is the evidence for adjusting a comp for pool, acreage, updates, view, or lot position?
- Current competition: What do active, pending, withdrawn, and price-reduced homes say about buyer alternatives now?
Would it be unreasonable to ask for the evidence behind true comparables before accepting the first answer? A buyer should be able to explain the tradeoff in plain language and see where it appears in the contract, report, worksheet, or property record.
